Pontarius wins contract for new residential care home in Ängelholm

Pontarius – the urban development consultancy that integrates business development, law, finance, environment, management, and technology – has been awarded the contract as engineering manager, certified building surveyor (KA), and construction manager for the new Åshaga specialised residential care home in Hjärnarp, Ängelholm Municipality. The assignment also includes preparing a construction cost estimate.
The contract has been awarded by AB Ängelholmslokaler within the framework of a Dynamic Purchasing System (DPS). It comprises support in the delivery of a new specialised residential care facility with high ambitions in sustainability, climate impact, and long-term property management. The project involves the new construction of a residential care facility where the existing building will eventually be demolished and replaced by a new, larger facility with 80 residential apartments.
Pontarius’ assignment includes the role of certified building surveyor (kontrollansvarig under the Swedish Planning and Building Act) as well as preparing and compiling cost estimation data prior to the procurement of the turnkey contract in accordance with ABT06. The scope covers engineering management and subsequently construction management. The project will be engineered in accordance with the Miljöbyggnad 4.0 Silver certification standards, with several indicators aiming for the Gold level, and with a clear focus on climate-smart solutions and low environmental impact.
The project is particularly interesting due to its distinct focus on sharply reducing the building’s climate footprint. All design professionals and engineers are encouraged to contribute innovative and sustainable solutions that meet the client’s ambitious climate requirements for life-cycle modules A1–A5 and building element groups 2–8. The goal is to achieve a climate impact that is 50 per cent lower than the reference values in the Swedish National Board of Housing, Building and Planning’s (Boverket) 2023:20 report. This represents a reduction from 385 kg CO₂e/m² GFA to 192.5 kg CO₂e/m² GFA, which places high demands on material selection, system solutions, and execution throughout the entire project,” says Angelica Alvarez, Engineering and Project Manager at Pontarius.
Construction is provisionally scheduled to start in 2027, with occupancy planned for 2029/2030. Meanwhile, existing operations within the library and preschool on the property will remain fully operational throughout the duration of the project.
